Over the years, I have worn many hats—entrepreneur, businessman, father, author, investor, coach, educator, singer-songwriter, and athlete — and I continue to operate some of my businesses today.  But at my core, beyond my lifelong passion for music, I’ve always loved the game of real estate investing.

For more than three decades, I’ve invested and lived off passive income—by acquiring, holding, and, when strategic, liquidating properties to consistently generate long-term wealth.  I continue to invest in real estate because of the timeless principles that have made it one of the most powerful wealth-building vehicles on earth. These are the reasons I invest in real estate and the principles that have allowed me to build long-term wealth:

• Stability: Real estate is less volatile than most asset classes and has historically outperformed the S&P 500, offering consistent returns even in turbulent markets.

• Leverage: You can use other people’s money—through financing or partnerships—to control large, income-producing assets, sometimes purchasing $100 million in property with only $25 million in equity.
• Tax Benefits: Depreciation acts as a free tax write-off, allowing investors to shelter income and keep more cash flow in their pockets each year.
• Amortization: As tenants pay rent, the property’s cash flow services the debt, which steadily increases your equity and builds long-term wealth.
• Cash Flow: Rental income provides steady monthly revenue that covers expenses, pays down debt, and generates surplus profit for owners.
• Appreciation: Over time, real estate assets typically increase in value faster than inflation, compounding both wealth and equity year after year.

These principles are why I became an investor — and why I continue to invest today, and why I believe real estate remains one of the greatest opportunities for building long-term wealth.

However, after more than 30 years of investing in real estate, I’ve decided it’s time to give back by teaching the knowledge, strategies, and creative financing techniques I’ve learned throughout my investing career.

This course was created for ambitious, highly motivated individuals who are serious about building wealth through real estate investing.

I could have taught people how to raise capital for real estate investing. In fact, I’ve successfully raised capital for my own investments and even created a course called Capital Raising Mastery. Today, I reserve my private coaching for investors who want to acquire large multifamily apartment buildings—typically 100 units or more. However, I decided to teach what I enjoy most and what I’ve truly mastered over more than 30 years of investing—Creative Real Estate Strategies. I believe sharing one of my greatest passions and the knowledge I’ve gained over more than 30 years of investing is the best way I can give back and help others long-term wealth and create generational wealth.

That’s why creating the Elite Creative Real Estate Strategies Course and Community became the clear direction for me. I wanted to build more than just a course—I wanted to create a complete learning experience built around three core pillars: Curriculum, Coaching, and Community. It focuses on the creative real estate financing strategies, investing principles, and real-world experience that have allowed me to build long-term wealth throughout my career.

So it’s no longer just about doing real estate transactions for me; it’s about giving back by helping others build meaningful relationships, a strong network, financial stability, freedom, and generational wealth that can last for decades to come—for those of you who are willing to put in the work.

Over the years, I’ve discovered that the true task of an entrepreneur is not just to make money, but to learn skills that will enable you to build lasting generational wealth. In my experience, one of the fastest, most reliable ways to accomplish that is through real estate investing.

But it doesn’t begin with buying properties; it begins with investing in yourself first. By mastering the fundamentals—understanding markets, financing, deal structure, negotiation, due diligence, creative financing, , risk management, property analysis, networking, building relationships, and raising capital —you lay the foundation that every successful real estate investor stands on.

From there, wealth is built by acquiring quality real estate through creative financing strategies and the strategic use of other people’s money—including private lending, joint ventures, seller financing, fund of funds, and formal syndications—with one goal in mind: acquiring income-producing assets that generate consistent cash flow, build long-term wealth, and protect investor capital.

Those principles didn’t come from a textbook. They were introduced to me at a very young age and became the foundation of my investing philosophy.

How My Real Estate Journey Began

My journey started early. Between the ages of seven and nine, and until his passing in 1975, I watched my grandfather buy, sell, and syndicate multifamily properties as a means of building wealth. I never forgot the things he taught me.

In fact, I wrote down every creative financing strategy he shared with me—including subject-to deals, seller financing, lease options, wraparound mortgages, and many others. Those lessons became the foundation of my real estate education.

He also encouraged me to study two books that would profoundly shape my mindset and approach to business: Think and Grow Rich by Napoleon Hill and How to Win Friends and Influence People by Dale Carnegie.

Those early lessons, combined with his example, became the foundation of my real estate education in creative finance, investing and personal growth. My grandfather was a tremendous influence on my journey, and the wisdom he passed down continues to guide me to this day.

As I got older, my interest in real estate only grew stronger. Then, when I was seventeen, my uncle introduced me to a land investment he was involved in. By that time, I was already trying to figure out how I could buy my own investment property and begin doing deals of my own.

It wouldn’t take long before another opportunity came along. In 1984, I was watching MTV when an infomercial came on for Carlton H. Sheets’ No Money Down real estate course. I begged my dad to buy it for me, but he looked at me and said, “That stuff doesn’t work.”

So once again, I had to put that dream on hold. But I watched every Carlton Sheets commercial that aired and even recorded them. I was determined to get into the business of buying, trading, developing, holding, and scaling real estate—especially multifamily properties.

After graduating from college in 1989, my singer-songwriter career was gaining momentum, but I still needed a steady source of income. So I launched my second business, A. McChild Business Systems, which specialized in voice (telephone systems) and data networking, with one purpose: to generate the capital I needed to invest in real estate. That decision set the stage for everything that followed.

Today, after more than three decades in real estate game, I’ve earned millions of dollars in passive rental income by applying creative financing strategies and disciplined investing principles.

Ironically, even though my dad once told me, “That stuff doesn’t work,” he eventually became one of my investors and participated in many of my real estate deals.

Along the way, I came across a powerful quote in an investment book that has stayed with me ever since:

“If a millionaire lost all of their money, they’d earn it back within a few years.”

Why? Because true wealth isn’t in the money—it’s in the knowledge, mindset, experience, and relationships that created it.

Money can be lost, but the skills to create wealth can never be taken away. A true investor doesn’t rely on luck or timing; they rely on education, discipline, and a deep understanding of markets, people, and strategy. Once you know how to identify opportunities, structure deals, raise capital, and protect investor capital, you carry the blueprint for building wealth wherever you go.

The Challenge That Changed My Life

This saying is especially meaningful to me because, when I was young, I suffered an injury to my atlas—also known as the C1 vertebra, the first cervical bone located at the very top of the spine, just beneath the skull. The injury occurred when I was around twelve years old, although I didn’t fully understand its significance until many years later.

Then, in December 2019, I suddenly passed out without warning. At the time, I had no idea why it happened.

As I searched for answers, I began to piece things together.  I asked my father if I had ever suffered a serious neck injury as a child.

He reminded me that, years earlier, I had been struck in the back of the head with a 2×4. Looking back, that blow, it turns out, had misaligned my atlas and contributed to many of the health challenges I later experienced.

As I got older—especially in my late thirties—I began experiencing dizzy spells that doctors couldn’t explain. Over time, my symptoms became progressively worse, yet no one could identify the underlying cause. It wasn’t until the incident in December 2019 that I finally began to get answers.

After undergoing a Digital Motion X-ray (DMX) scan of my cervical spine, doctors found that my ligaments had become overstretched, allowing my atlas (the first cervical vertebra) to rotate out of alignment.

According to my doctors, this instability partially compressed my vertebral artery, reducing blood flow and creating instability around the atlas.

This discovery finally explained the years of unexplained dizziness and other neurological symptoms I had been living with. Passing out that day changed my life forever. Overnight, I went from living a normal, active life to being unable to work or perform even the simplest daily tasks. Even the smallest activities required an extraordinary amount of concentration, energy, and effort.

The diagnosis was Craniocervical Instability (CCI), a condition affecting the delicate connection between the skull and the upper cervical spine. It was brutal in every way—physically, mentally, and emotionally. It changed how I lived my life, what I was capable of doing, and even how I viewed my own body.

Losing the ability to do the physical activities I loved was especially devastating because I had always been an athlete. Movement, strength, and pushing myself physically weren’t just hobbies—they were part of my identity.

Ultimately, I found that the treatment approach that produced the best results for me was receiving regular Atlas Orthogonal  (AO) adjustments to my atlas, along with stem cell therapy. Stem cell therapy is a regenerative treatment that uses the body’s own stem cells to help repair damaged tissues, reduce inflammation, and support the body’s natural healing process.

During this time, I was also raising my three children on my own, homeschooling them while trying to get through each day battling intense head pain, eye pain, neck pain, and constant dizziness.

I’m not sharing this for sympathy—I’m sharing it because I knew exactly what my “why” was, or why I could never give up.

My three children depended on me.

There were days when the pain was unbearable, and the thought of giving up crossed my mind more than once. But every time I looked at my children, I reminded myself that quitting wasn’t an option. They needed me—and that thought kept me motivated to continue my stem cell treatments, which to date have cost well over $140,000.

All of us have a story that gives us our an unfair advantage. Without question, my story has changed how I see the world and given me an unfair advantage because it forged resilience, empathy, and mental toughness that can’t be taught in any classroom or business seminar. Sometimes, you don’t realize how strong you are until life leaves you with no choice but to be strong.

When you’ve fought through pain that makes even standing up a victory, you develop a level of persistence that most people never reach. Those challenges taught me to stay calm under pressure, think clearly in times of uncertainty, solve problems with determination, and lead with compassion and conviction.

Those same qualities have made me a better entrepreneur, investor, and leader. Looking back, I realize those experiences did not just test my character—they forged it, giving me an edge that no degree, amount of money, or connection could ever provide: the perseverance of someone who refuses to break, no matter what the odds.

After years of treatment, I gradually became stronger. Each Atlas Orthogonal adjustment and each stem cell treatment brought me one step closer to reclaiming my life. With every small improvement came a little more stability, a little more strength, and a little more hope. Slowly, I began to believe that maybe—just maybe—I could make a real comeback.

Turning My Comeback Into a Mission

During those quiet moments of reflection, I spent a great deal of time thinking about what I wanted to do once I recovered and what direction I wanted to take next in real estate. That’s when the idea of creating a real estate course came to me.

I realized that sharing one of my greatest passions—and the knowledge I’d gained over more than 30 years of investing—was the best way I could give back and help others build long-term wealth and create generational wealth.

That’s why creating the Elite Creative Real Estate Strategies Course and Community became the clear direction for me. I wanted to build more than just a course—I wanted to create a complete learning experience built around three core pillars:

One of the other ideas I had was creating a course on  raising capital. Raising capital is a part of creative real estate investing but I would distinguish between the two.

Raising capital isn’t usually considered a creative financing strategy by itself. It’s a skill that enables you to do larger creative real estate deals.

I did create a separate program called Capital Raising Mastery, which explores the subject in much greater depth.

However, because raising capital is a specialized, advanced component in the investing game, I’ve  chosen to keep it as a standalone course.

And, while capital raising is an essential part of acquiring larger commercial and multifamily properties, the Elite Creative Real Estate Strategies Course will only briefly introduce the fundamentals. My primary focus is to help you successfully buy your first home or investment property. As your investing experience grows, you’ll have the opportunity to continue your education by learning the advanced capital-raising strategies needed to scale into larger investments. Both books provide valuable insights into the world of capital raising and will introduce you to a side of real estate investing that isn’t limited by your own finances, but instead is built on relationships, trust, credibility, and proven systems.

Start as a Small Operator

If your goal is to become a professional real estate investor, I recommend starting as a small operator.

Learn how to buy your first home or investment property, master the fundamentals of creative real estate investing, and build a successful track record. From there, you can transition into larger multifamily acquisitions, syndications, fund-of-funds management, and eventually capital raising and educating other investors.

I realized that my mission extended beyond personal success; I wanted to teach others the very principles and systems that had transformed my own understanding of wealth.

So I guess you can see that my goal is to give back.

My mission is to share the knowledge, experience, and investing principles I’ve gained over more than 30 years in real estate so others can build confidence, achieve financial independence, and create generational wealth of their own.

I wanted to build something bigger than myself—something that would educate, inspire, and empower others to grow their knowledge, confidence, and wealth so they could take control of their financial future.

That vision led to the creation of two new enterprises, Zenya Capital—a firm dedicated to raising capital for high-quality real-estate syndications and Fund-of-Funds opportunities—as well as ZillionaireInvestor.com, an educational platform built to help investors at every stage of their journey.

New investors can learn how to buy their first home or investment property through the Elite Creative Real Estate Strategies Course, while more experienced investors can continue their education by mastering the art of raising capital through my signature Capital Raising Mastery Course.

This course and book are the culmination of years of study, personal struggle, and renewal. It represents not just my comeback, but the birth of a mission: to help others achieve the same freedom that real estate investing as given me.

My journey taught me that resilience, discipline, and the right systems can transform adversity into opportunity.

My Mission Today

So now, my primary mission is simple, to teach others how to build wealth by mastering how to buy their first home or investment property through the Elite Creative Real Estate Strategies Course, one property at a time.

With a secondary goal of helping more experienced investors continue their education by teaching them how to mastering the art of raising capital through my signature Capital Raising Mastery Course.

So as you see, my journey has not been without challenges. However, through ever obstacle, I have remained consistent and persistent in my efforts, with a particular emphasis on cultivating and strengthening my mindset each day.

This commitment came from a clear understanding that real estate—when approached with knowledge, discipline, and creativity—and consistent execution— represents one of the most powerful and reliable vehicles for building long-term financial independence and generational wealth.

Today, I’m proud to serve as the founder & CEO of Zillionaire Investor.com, where I educate and mentor investors as a results expert in how to buy their first home or investment property through the Elite creative Real Estate Strategies Course or how to raise capital through my signature program, the Capital Raising Mastery Course.

My mission is to empower investors to build credibility, attract investors, and fund deals with clarity, confidence, and purpose.

I’m also proud to serve as the founder and principal of Zenya Capital, where I’m, for all intents and purposes, starting over by —intentionally challenging myself to elevate my capital-raising skills by focusing exclusively on raising capital for real estate.

Through Zenya Capital, I am building a firm dedicated to raising capital for real estate syndications and fund of funds investment opportunities.

My daily prayer is to live in gratitude and to inspire others to take intelligent risks, by teaching them how to be sophisticated and financially savvy— so they can attract investors to raise capital for their real estate deals.

More deliberately, I want to help ambitious and highly motivated real estate investors transform from having little to no knowledge about creative real estate and/or raising capital into becoming educated, confident, proactive, and empowered first time investors or capital raisers.
