Bobby Zapp is an entrepreneur, businessman, author, speaker, investor, coach, and educator. For over 30 years, he’s been acquiring, liquidating, and investing in single/multifamily properties.

It was his grandfather’s early lessons and financial wisdom that inspired him to get into the creative real estate game in order to acquire single/multifamily properties.

Real Estate Story

Over the years, I have worn many hats—entrepreneur, businessman, father, author, investor, coach, educator, singer-songwriter, and athlete — and I continue to operate several of my businesses today.  But at my core, beyond my lifelong passion for music, I’ve always loved the game of real estate investing.

For more than three decades, I’ve built and lived off passive income—acquiring, holding, and, when strategic, liquidating properties to consistently generate long-term wealth using  the timeless principles that make investing the most powerful wealth-building vehicle on earth:

  • Stability: Real estate is less volatile than most asset classes and has historically outperformed the S&P 500, offering consistent returns even in turbulent markets.
  • Leverage: You can use other people’s money—through financing or partnerships—to control large, income-producing assets, sometimes purchasing $100 million in property with only $25 million in equity.
  • Tax Benefits: Depreciation acts as a free tax write-off, allowing investors to shelter income and keep more cash flow in their pockets each year.
  • Amortization: As tenants pay rent, the property’s cash flow services the debt, which steadily increases your equity and builds long-term wealth.
  • Cash Flow: Rental income provides steady monthly revenue that covers expenses, pays down debt, and generates surplus profit for owners.
  • Appreciation: Over time, real estate assets typically increase in value faster than inflation, compounding both wealth and equity year after year.

These principles are why I became an investor — and that hasn’t changed. However, after studying the entire process of investing, I’ve decided to narrow my focus and dedicate myself to mastering and teaching the art of raising capital for real estate investing.

So it’s no longer just about doing transactions for me; it’s about giving back by helping others build their own foundation of stability, freedom, and generational wealth that can lasts for decades to come— for everyone willing to put in the work.

I discovered early on that the true task of an entrepreneur is not just to make money, but to build lasting generational wealth—and the fastest, most reliable path to doing that is through real estate investing.

But it doesn’t begin with buying properties; it begins with investing in yourself first. By mastering the fundamentals—understanding markets, financing, deal structure, and risk—you lay the foundation that every successful investor stands on.

From there, wealth is built by acquiring specific assets through creative financing and other people’s money—such as private lending, joint ventures, seller financing, or formal syndications—with one goal in mind: generating consistent returns while protecting investor capital.

My journey started young. I remember between the ages of seven to nine years old, up until his passing in 1975, I watched my grandfather buy, sell, and syndicate multifamily properties as a means of building wealth. I never forgot the things he told me.

In fact, I wrote down every creative financing strategy he shared with me—for example, subject-to deals, seller financing, lease options, wraps, and many more.

He also told me to study two books that would shape my mindset and approach to business: Think and Grow Rich by Napoleon Hill and How to Win Friends and Influence People by Dale Carnegie.

Those early lessons, combined with his example, became the foundation of my education in both finance and personal growth. My grandfather was a tremendous influence on my journey, and the wisdom he passed down continues to guide me to this day.

Years later, when I was seventeen, my uncle exposed me to a land deal he was investing in. By then, I was already trying to figure out how I could do my own deals.

It wouldn’t take long for something to come along. In 1984, I was watching MTV when an infomercial came on about how to buy real estate with “NO MONEY DOWN” by Carlton H. Sheets. I begged my dad to buy it for me, but he told me, “That stuff doesn’t work.”

So again, I had to put it off, but I watched every commercial and even recorded them. I was determined to get into the game of buying, trading, developing, holding, and scaling real estate—especially multifamily assets.

After graduating from college in 1989, my singer/songwriting career was going well and gaining ground, but I still needed steady income in the meantime. So, I launched my second business, A. McChild Business Systems, that specialized in voice (phone systems) and data  networking with one purpose: to generate the capital I needed to invest in real estate. That decision set the stage for everything that followed.

Today, after three decades in the real estate game, I have earned millions in passive rental income through creative financing and disciplined investing strategies.

Ironically, even though my dad said, “That stuff doesn’t work.” He eventually did end up investing in many of my deals.

I once read a powerful saying in an investment book that’s stayed with me ever since:
“If a millionaire lost all their money, they’d earn it back within a few years.”

Why? Because true wealth isn’t in the money—it’s in the knowledge, mindset, and experience that created it. A true investor doesn’t rely on luck or timing; they rely on their education and understanding of markets, people, and strategy. In real estate, once you know how to identify opportunity, structure deals, and protect capital, you carry the blueprint for wealth wherever you go.

This saying is especially fitting in my life right now because when I was young, I suffered an injury to my atlas—also known as the C1 vertebra, the first cervical bone located at the very top of the spine, just beneath the skull. The injury occurred when I was around twelve years old, though I didn’t realize the full extent of it until much later.

Back in December of 2019, I suddenly passed out without warning. At the time, I had no idea why it happened. I began to piece things together after asking my father if I had ever suffered a neck injury as a child. He reminded me that, years ago, I had been struck in the back of the head with a 2×4. That blow, it turns out, had misaligned my atlas.

As I got older—especially into my late thirties—I began experiencing dizzy spells that doctors couldn’t explain. The symptoms grew worse over time, but no one could pinpoint the cause. It wasn’t until that incident in December of 2019 that things became clear. After undergoing a Digital Motion X-ray (DMX) scan of my cervical spine, doctors discovered that my ligaments were overstretched, causing my atlas (the first cervical vertebra) to rotate out of alignment. This misalignment was partially blocking my vertebral artery, leading to reduced blood flow and instability around the atlas.

This revelation finally explained the years of unexplained dizziness and other neurological symptoms I had been living with. Passing out that day completely changed my life. I was suddenly unable to work or even perform the simplest daily tasks—and when I did manage to do them, it required massive concentration and effort.

The diagnosis was CCI, referred to as cranial sacral instability, a condition that affects the delicate connection between the skull and the upper cervical spine. It was brutal in every way—physically, mentally, and emotionally. It changed how I lived my life, what I was capable of doing, and even how I viewed my own body. Losing the ability to do physical activities was especially brutal for me because I had always been an athlete—  movement and strength were part of who I was.

Ultimately, I discovered that the most effective treatment involved regular orthogonal adjustments of the atlas from an Atlas Orthogonal (AO) chiropractor, along with stem cell therapy. (Stem cell therapy is a regenerative treatment that uses the body’s own stem cells to repair and rebuild damaged tissues, helping reduce inflammation and promote healing at the cellular level.)

All of these treatments were out-of-pocket expenses, and because I was unable to work, I needed money to continue them. To cover the costs, I made the difficult decision to sell most of my properties.

A few years earlier, I had already planned to transition out of single-family homes and move into multifamily real estate, but as my condition gradually worsened, it became increasingly difficult not only to work but even to handle simple daily tasks. Ultimately, I had no choice but to sell all of my properties as I needed the money—both to ease the burden and to pay for the medical treatments that were helping me heal.

During this time, I was also raising my three children on my own, homeschooling them while trying to get through each day battling intense head pain, eye pain, neck pain, and constant dizziness.

I’m not sharing this for sympathy—I’m sharing it because I knew exactly what my “why” was, or why I could never give up. My three children depended on me.

There were days when the pain was unbearable, and the thought of giving up crossed my mind more than once. But every time I looked at my children, I reminded myself that quitting wasn’t an option. They needed me—and that thought kept me motivated to continue my stem cell treatments, which to date have cost well over $200,000.

All of us have a story that gives us our an unfair advantage. My story has, without question, changed how I see the world and given me an unfair advantage—because it forged resilience, empathy, and mental toughness that can’t be taught in any classroom or business seminar.

When you’ve fought through pain that makes even standing up a victory, you develop a level of persistence most people never reach. Those challenges taught me to stay calm under pressure, think clearly in chaos, and lead with compassion and conviction.

Those experiences both— early and recent—  gave me an edge that no degree, money, or connection could ever provide: the perseverance of someone who refuses to break, no matter what the odds.

After years of treatments, I gradually became stronger. Each adjustment, each stem cell session, gave me a little more stability, a little more hope. Slowly, I started to believe that maybe—just maybe—I could make a real comeback.

Then, as fate would have it, one of my good friends, invited me to a real estate seminar. Months before that invitation, I had already been trying to figure out what direction I wanted to take in real estate next.

At that seminar, one of the guest speakers began talking about raising capital, and something inside me clicked. It felt like a missing piece had just fallen into place.

After that event, I dove deep into learning everything I could about capital raising. I started by reading ever book I could find, but it was Hunter Thompson’s book Raising Capital for Real Estate and Matt Faircloth’s Raising Private Capital that resonated. Those two books opened my eyes to a whole new side of real estate investing—one that wasn’t limited by personal finances but fueled by relationships, trust, and systems.

From that point forward, I knew I wanted to return to real estate—not just as a small operator, but as a multifamily syndicator and Fund of Funds manager and capital raising educator. I realized that my mission extended beyond personal success; I wanted to teach others the very principles and systems that had transformed my own understanding of wealth.

I wanted to create something bigger than myself—something that would empower others to grow their knowledge, confidence, and wealth alongside mine.

That vision led to the creation of two new enterprises, as I said earlier, Zenya Capital—a firm dedicated to raising capital for high-quality real-estate syndications and Fund-of-Funds opportunities—as well as ZillionaireInvestor.com, an educational platform designed to teach investors how to master capital raising through my signature program, The Capital Raising Mastery Course.

This book is the culmination of years of study, personal struggle, and renewal. It represents not just my comeback, but the birth of a mission: to help others unlock the same freedom I found through real estate investing. My journey taught me that resilience, discipline, and the right systems can turn pain into purpose. And now, my mission is simple—to help others raise their game by learning how to raise capital.

So you see my journey has not been without challenges; however, throughout each obstacle I have remained consistent and persistent in my efforts, with particular emphasis on cultivating my mindset on a daily basis. This commitment stemmed from a clear understanding that real estate—when approached with knowledge, discipline, and creativity—represents one of the most powerful and reliable vehicles for building generational wealth.
